Kingspan Water Rainwater Harvesting Systems Installed in Water Tower Restoration

The beautiful Settle-Carlisle Railway Line affords one of the most picturesque train journeys in the world.

The line, which was opened in 1876, was threatened with closure in the 1980s, but was saved following a campaign led by the Friends of the Settle-Carlisle Line.

Of the eight original water towers that were dotted along the 72-mile route and used to feed the passing steam trains, only one remains. It is now being converted into a character-filled two-bed, three-storey, home by Mark Rand and his wife.

Mark, who is also Chair of the Friends of Settle to Carlisle Line, describes the state earlier this year of the Grade II listed building as, “superficially poor, but structurally sound. It was there, and unloved, and there was only one sensible use for it.”

Sustainability has been embraced by Mark and architect Stuart Green as a major part of their vision for the build. Along with rainwater harvesting, which was included following a recommendation from plumber, Les Hobson, the Water Tower will also benefit from heat-recovery ventilation and a lot of insulation.

Because the building was little more than a shell when work started, with nothing in the way of internal plumbing or electrics, Les was able to install a fully-integrated rainwater harvesting system, to supply a range of non-potable appliances within the Water Tower. Kingspan Water’s Envireau system will be providing rainwater to flush WCs, supply the washing machine, and feed outside taps for watering the one-third of an acre garden, as well as for washing vehicles.

The property is metered so the amount of mains water saved is expected to realise significant
financial savings as well.

The majority of the rainwater will be captured within the building’s enormous 43,000 gallon roof-top water tank. The tank has now been fully restored and will pass the water through the Water Tower’s original downpipe, into the Envireau’s underground storage tank. Additional rainwater will be gathered from the subsidiary roof of a newly-built annex, from where it, too, will pass into the storage tank.

The water will then be pumped to a header tank and used to feed the washing machine, WCs etc. If rainwater supplies are exhausted, or if electrical power is interrupted, mains water back-up will feed the applications.

The system was sized by Kingspan Water’ technical team in line with the British Standard for
Rainwater Harvesting, BS 8515, which takes into account a range of factors, including the number of appliances to be fed, occupancy, roof size, rainfall levels and the risk of flooding.

Mark says: ”The Envireau has been easy to install and a Kingspan Water representative has been a regular visitor to site over the last few months to advise and check on progress. I’m very pleased with the trouble-free way things have progressed so far, and how responsive and supportive the company has been during the build.”

Adrian Gatford, National Account Manager for Kingspan Water, adds: “It’s nice to see such an important part of Britain’s railway heritage being sympathetically restored and given a new lease of life. Rainwater of course, has always been an important element of this building’s historical employment and it’s somehow fitting that it’s going to be an integral part of its future use.

He adds: “Being brought on board very early in project planning has allowed us as a manufacturer to help design and configure the system to best meet the project’s needs. Unfortunately, all too often this consultation only happens when the plumbing is already part-complete – and this can mean costly rebuilding work to reconfigure the system.”

The restoration work is being closely followed by Channel 4, for their Restoration Man programme, to be aired in February 2012.

Rainwater Harvesting Solutions Hit the High Street as KingspanWater Opens the Floodgates at Ecobuild 2012

Kingspan Water will be out in force at Ecobuild 2012, showcasing our broad portfolio of rainwater harvesting systems and once again highlighting the ease of their installation with a live demonstration.

Particular excitement and interest is expected to be generated by the company’s new retro-fitted systems which are attracting enormous interest from schools, retailers, government buildings.

The advance of retro-fit is an important milestone for the industry, despite the fact that it has not yet become viable for domestic settings.

Until now, harvesting rainwater has been mainly the preserve of new build developments, largely due to the need for extensive groundworks. Now, the advent of above-ground tanks alleviates the need for any groundworking, thus providing buildings and facilities with relatively quick access to recycled water. The potential is such, that it is now attracting serious interest from water companies.

Another important development for the industry has been the recommendation within the government’s recent white paper, ‘Water for Life’, identifying rainwater harvesting as a key part of a wider strategic approach to alleviate predicted drought conditions across the country. Taken as a whole, it is clear that our attitudes to water are likely to change sooner rather than later.

Protect Yourself Against Rising Oil Prices and Rural Crime

Last winter, police in East Anglia alerted homeowners and businesses to a significant rise in the number of heating oil thefts across the region. Some reports suggested that thefts had more than doubled over the previous 12 months.

It was a trend that clearly mirrored the rise in crude oil prices: as crude oil became ever more expensive, so heating oil was becoming increasingly valuable. This made it a target for thieves.

Unfortunately, oil prices have continued to rise and with it the threat of thefts has risen still further.

Homeowners, who were already concerned about higher monthly heating bills now have to cope with the even greater worry of the loss of all their heating oil.

Unfortunately, the problems caused by theft are exacerbated by the fact that many occur at night. By the time the theft is discovered, not only have several thousand pounds’ worth of oil been taken, but much of the remaining oil from the damaged tank has leaked out causing extensive environmental damage and leading to an expensive clean-up operation. Sadly, the property owner can be liable for the costs of any oil spill or leak, which may not be covered in their property insurance.

But homeowners concerns haven’t been confined to security and rising costs. We also know of another problem; delivery drivers unexpectedly refusing to fill oil tanks and turning away, because the tanks were incorrectly or poorly sited.

So, with all this in mind, what can you do to manage your bills and costs, as well as help your family stay safe and warm this winter?

Firstly, get your oil tank checked by an OFTEC registered plumber or installer to advise if the tank is fit for purpose, or needs a service. Regular maintenance and servicing of the oil tank and oil boiler will ensure their efficient working, lower bills and prolong the life of the heating system.

They can also advise if your tank is still in warranty. If it is more than 10 years old, its warranty will have expired and if there is a leak or spill, you, the property owner will be liable for clean-up costs. Unfortunately, as I’ve already indicated, not all property insurance covers such an incident – plus of course, there is the added expense of buying and installing a new oil tank.

We always recommend storing oil in a bunded tank which is essentially a double-walled tank or a ‘tank within a tank’. As well as protecting against spills and leaks, double-skinned tanks can make it harder for thieves to access the oil than, say, a single skin or steel tank. Also, if your tank is punctured, then at least some of the oil will collect within the bund, limiting the amount that leaks out, and reducing the resulting clean up.

An oil level monitor and tank alarm is an additional wise investment, particularly in the current climate. If you take a Watchman Alarm as an example, a transmitter on top of the tank uses ultrasonic level techniques to measure, continually, the level of oil. The can be viewed through a receiver which is plugged into an electric wall socket within the home. In the event of the oil level dropping at a rate that is not typical for a domestic oil tank the receiver will emit a siren-type sound that indicates either a leak or theft, is occurring. Labelling the tank as ‘alarmed’ should act as a further deterrent, however, we don’t recommend fitting any other locking devices to our tanks as this invalidates our oil tank warranty.

Additional security measures might include installing a sensory light close to the oil tank, enclosing the tank in a trellis, or laying gravel around the base.

In terms of safe siting, an oil tank should be installed directly on a flat, level, secure and non-combustible base extending 300mm on all sides. Paving flag stones are an ideal suitable base. It must not be propped up in any way – say, on support blocks under tank legs. Again, your OFTEC plumber or installer should be able to advise you further.

Kingspan Environmental partner with Government to develop Pay As You Go oil system

Social Development Minister Nelson McCausland has announced an innovative ‘pay as you go’ option for oil heating for vulnerable households which has been developed in partnership with Kingspan Environmental.

The technology developed by Portadown-based Kingspan Environmental could see significant savings for those homeowners having to resort to using drums (saddled with high-prices for small quantities) who will be able to access the cost benefits of having oil delivered in bulk.

The pilot scheme to help tackle fuel poverty among the most vulnerable will begin early next year, with an evaluation in summer ahead of next year’s winter period.

Minister McCausland said: “Around 70% of homes in Northern Ireland rely on oil to heat their homes, and this increases to around 80% in rural communities. The cost of fuel is a key factor in addressing fuel poverty and I am delighted that two local companies, Carillion Energy Services and Kingspan Environmental, have come up with a possible solution to a long standing problem.

“The expense of oil and of ordering oil in larger quantities has been an ongoing issue and those less well off have been the worst affected. Many families are not able to budget for £300 or £500 and resort to buying drums. This pilot will allow us to road test an innovative and unique technology which will allow oil from tanks to be released to boilers as needed, helping those most in need to budget and benefit from the savings gained by those buying in larger quantities.”

36,000 Galway septic tanks owners targeted by major public awareness campaign

SepticWise LogoIrish multinational Kingspan Environmental has launched a major public education programme in county Galway aimed at educating households about how to maintain their septic tanks.

Speaking today at the launch of the campaign Kingspan Environmental Director Alan Wright said: “The debate about septic tanks in Galway has been very heated in recent months and we’re running this campaign to educate septic tank owners about how to maintain their tank properly.”

“There are over 36,000 septic tanks in Galway alone. Along with Cork, and Donegal this is the largest number of any county in Ireland,” he added.

“The Government will be introducing legislation for septic tanks very soon and we’re encouraging people to educate themselves and find out what state their tank is in and become septic wise,” says Wright.

“There is a lot of scare mongering and misinformation about septic tanks. Some people are worrying unduly about their tanks, but many don’t even know where theirs is,” added Wright.

“We are hoping this information campaign will educate people about what system they currently have, and give them the knowledge to make an informed decision,” said Wright.

Hogan announces a risk-based approach to the inspection of septic tanks

Phil HoganThe Minister for the Environment, Community and Local Government, Mr Phil Hogan, T.D., today (14th September) outlined the registration and inspection regime for septic tanks that will be introduced to address a ruling issued by the European Court of Justice (ECJ) in October 2009 against Ireland on this issue. The detailed arrangements will be set out in legislation to be published shortly.

 “I want to bring clarity to the more than 440,000 septic tank owners about the specific proposals in the pending legislation. The draft legislation will provide for a proportionate and risk-based approach to inspections. It is intended that inspections would be targeted to sensitive areas, for example, where drinking water sources or habitats are likely to be, or have been, impacted upon. The new legislation is being framed to minimise the impact on householders who can be assured that if their systems are working properly and are being maintained they need not be concerned. The likelihood is that inspections under the new system will commence in 2013. If we do not comply with the 2009 ECJ ruling in a timely manner Ireland will be the subject of significant fines by the Court.” The level of the fines could be a lump-sum penalty of €2.7 million and continuing daily fines for continued non-compliance of more than €26,000 per day (equivalent to more than €9.5 million per annum).

The Minister gave a summary of the key features of the proposed new system, as follows:

- All householders with septic tanks and other on-site systems will be required to register details of their system with the relevant local authority and a national register will be compiled and held by the EPA;
- Householders will be required to pay a modest registration fee (a fee of no more than €50 is envisaged);
- Following the initial registration, householders will not be required to re-register their systems for several years – an interval of 5 years is envisaged between each registration;
- The revenue generated will support the delivery of a national inspection plan which will be developed by the EPA and its roll-out will be managed by the local authorities;
- While inspections would be concentrated on areas with higher risk to the environment and public health, they will also be carried out in lower risk areas but at a lower rate;
- Inspections may give rise to householders being advised to improve the maintenance of their systems or, in more serious situations, may require the upgrading or remediation of the treatment system.

The Minister said that he is confident that the risk based model will not impose unnecessary burdens on householders in rural areas. He also said: “It is essential that we protect ground water quality to ensure we protect the environment; but also to protect drinking water supplies and prevent people from having to buy bottled water to drink. From an economic perspective it is vital that Ireland has a good quality water supply in order to attract inward investment and to protect employment.”

“This is not a money generating exercise; it is about protecting our water quality and our environment. While the majority of septic tanks may be working well, and in those cases the householders should have nothing to worry about, those tanks that are not working properly may be polluting groundwater and contaminating our drinking water supplies and must be remediated.

“In July of this year the European Commission applied to the Court to have fines imposed on Ireland for failing to comply with the original ECJ ruling in this case. Due to a lack of will by the previous Government the necessary legislation was not introduced. As I have said, if we do not comply with the ECJ ruling in a timely manner Ireland will be the subject of significant fines by the Court” the Minister concluded.
